Guidance to help you submit a complete and valid planning application to Mid Ulster District Council.
Overview
This checklist explains the information you need to submit with your planning application.
Providing all required information at the outset helps avoid delays and ensures your application can be processed without undue delay.
Your application will only be considered valid when all required documents have been submitted.

What information do I need?
There are two types of information required:
1. Basic information (mandatory) – Part One (Information Checklist, Appendix One)
These are the minimum legal requirements which are set regionally and applies in all 11 Council areas. If any of this information is missing, your application cannot be processed.
This includes:

Completed application form

Correct fee (where applicable)

Site location plan

Plans and drawings
-
Ownership certificate (where required)

Design and Access Statement (if applicable)

Pre-application community consultation report (major developments only)
2. Additional information (if required) – Part two additional information
Additional reports may be required to fully assess your proposal, depending on its nature, scale and location.
Not all applications require additional information. The Council will only ask for it where it is necessary and proportionate.

Submitting your application
Most applications should be submitted online via the Council’s Planning Portal. Submitting online helps speed up the process.
There are no additional information requirements for householder applications – only basic information is required for those applications.
What happens after you apply?
Validation process
We will check that your application includes all required information. If it does, it will be registered as valid.
If information is missing
When we receive your application, we will decide whether additional information is required, on a case-by-case basis according to the nature, scale and location of the proposal.
You will be contacted and asked to provide the missing information. We will only request information where it is reasonable and proportionate and it will enable us to make an effective decision.
You will have 10 working days to respond.
If information is not provided, your application will be returned (including the fee where paid) so that you can submit it again when all the information we need is ready.
Disagreeing with information requests
If you believe additional information is not required, you can submit a written justification for review.
Appeals
If your application is declared invalid, you may appeal to the Planning Appeals Commission within 14 days.
The decision of the Commission is final.
